O & S Installations, LLC is a licensed, insured, independently-owned and operated company. We are strictly in the business of flooring and tile installation, to include hardwood floor refinishing. Beginning in January 2008, we will also provide "Interior Remodeling". We will take every precaution to respect you and your home. However, it should be expected that with the type of work involved, dust will be a factor (please ask about our "dustless" sanding system for hardwood flooring, if you or anyone in your family, suffers from allergies).
PLEASE NOTE * - The service technician and/or installer will take steps to minimize the amount of dust, caused by the service to be performed. They will clean the job site to the best of their ability and not by the customer’s standards. It is the customer's responsibility to cover all furniture and items in or around the project area.
The customer is responsible for all cosmetics touch-ups to include painting, caulking and finishing nail holes. Also, our technicians and/or installers have years of experience in their field of expertise and we ask that they be allowed to perform their duties, without interruptions.
Appliances: O & S Installations, LLC is not responsible for disconnecting or reconnecting of any gas, water or professionally installed appliances or fixtures including toilets (unless agreed on by the Installation Manager BEFORE the project begins). The customer must make arrangements to take care of these situations prior to and after service has been performed.
Baseboards: O & S Installations, LLC is not responsible for minor scrapes to wall base mold, during the removal and installation of shoemold and/or quarter-round mold. The tools used for proper installation can sometimes scrape or hit the wall base mold. Damages such as holes will be repaired, but our installers will respect your home and try not to cause any mishap(s).
Doors: O & S Installations, LLC will remove interior doors from their hinges, to allow for proper installation of new flooring. We will re-hang your doors once the floor is laid. However, if the installation of the new flooring cause an increase in the height of your floor, your doors will need to be cut to allow for the increase. This service (if applicable) can be provided for a small additional charge “per door” or you can elect to waive this service and have your doors refitted by another service provider. Please note, doors will only be re-hung involving the following services;
- Pre-finished Hardwood & Laminate Flooring
- Tile Flooring
- Carpet Flooring
In the event your service involves “Sand & Finish” application, the customer will be responsible for all door replacements, surface vents and or registers due to the circumstances of this service, unless arrangements have been made prior to your service (See Service Agreement – Clause 3).
Furniture: O & S Installations, LLC will move common furniture, (if necessary), but will charge a fee for heavy items such as china cabinets, sectionals, office desks, etc. We will make it a priority to move these items carefully, but we are not responsible for their accidental damage during this process. With this in mind, we ask that you empty the room(s) to be serviced as much as possible.
We will not move the following items: Water beds, pool tables, grand pianos, grandfather clocks, lamps, books, dishes, pictures, stereos, file cabinets, valuables or any other non-furniture item. We do not disconnect alarm systems, cable or any electrical connections. Customer must also empty closet(s), pantries or laundry areas, which will have new flooring installed.
Existing Flooring: O & S Installations, LLC is not responsible for the disposal of your old flooring, transitions and shoemold/quarter-round, but we will stack, bag and/or roll and place in an area requested by the customer. If the removal of an existing floor contains asbestos, you will have to arrange for this work (removal) to be done by a certified abatement specialist, before installation can begin.
New Flooring, Transitions and Shoemold/Qt-Round: O & S Installations, LLC will install the flooring and transitions of choice, in accordance with the manufacture’s specifications and recommendations. However, we are not responsible for any defects noted with and/or within the flooring, transitions and or material(s) being installed. If shoemolding and/or wall base molding is part of installation, we will miter cut where necessary. All cosmetic touch-ups (paint, caulking, finish nail holes, etc) are the customer’s responsibility, not the service technicians and/or installers

Sand & Finish Flooring: Please note that “Wood is unpredictable”. Those three words account for the vast majority of the problems we encounter, while attempting to change the color of a board using stains. Wood is made up of millions of cells we rely on to absorb pigments and dyes - the absorption rate and capacity of which are affected by an astonishing number of factors (such as the type of wood, age of the wood, condition of the wood) which is why, when it comes to staining, wood is unpredictable. Our technicians will follow all guidelines to ensure a smooth and even finish, but we cannot be held accountable for the shade variations after the staining process. Furthermore, we are not responsible for any defects noted with and/or within the flooring.
Toilet: The removal and reinstallation of a toilet can be performed by any responsible person and does not require the services of a professional plumber, unless signs of leakage are noted prior to this service. A new wax gasket is required for all installs and in some instances, a new water line (both supplied by customer). Leaks are immediately noticeable, upon opening the water supply. Leaks will either come from the base of the toilet and/or from the connection points, where the water supply line is reconnected. If a leak or leaks occur from either of these two areas, turn off the water supply and determine the best course of action. The Owner has the option to have the toilet(s) removed and reinstalled by another service provider. These arrangements must be made prior to work being performed. O & S Installations, LLC can perform this service but a “waiver” must be signed for liability purposes. We will not be responsible for any type of internal leak, which are signs of a cracked or broken pipes located under the subfloor (areas not visible to our service technician and or installer).
Top Coating Hardwood Flooring: This type of service, also referred to as “resurfacing”, involves removing the surface finish of pre-finished hardwood flooring and does not affect the stain/color because no sanding is involved. O & S Installations, LLC will perform this service on hardwood and/or engineered hardwood flooring only. This service involves cleaning, screening and buffing to remove the old damaged finished. Once the flooring is cleaned and prepared, a new finish (oil base or waterborne) is applied. This service will not remove scratches and/or dents present in the flooring. Nor will this service change the existing color of flooring because no sanding is involved.
Caulking will be used when appropriate on tile installations. However, installers will (upon their own accord) caulk corners when appropriate in regards to shoemold (“pre-painted white” applications only), provided caulk is provided by owner. Carpet installations will be vacuumed and power-stretched. Carpet reattachments will be performed only in the area(s), affected by new flooring. Under no circumstances will O & S Installations, LLC or its installers paint shoemolding, trim and/or transitions. These materials will be installed “as is” and are supplied, by the customer.
O & S Installations, LLC values and respects our client, but we also value and respect the integrity of our subcontractors as well. Remember, misunderstandings do happen, problems can be resolved and together we can make your flooring a beautiful experience. It is the customer’s responsibility to follow the manufacturer’s guidelines, when it comes to the care and maintenance of their new flooring.
